Tenant's Information

Do vacation rentals come with housekeeping?

At Jerry Mueller all the houses are professionally cleaned and serviced by Jerry Mueller between rentals. Our partners offer a variety of housekeeping services.

Do you have to book a vacation home months in advance?

No, it is not necessary to book a house months in advance, we can book a last minute vacation house. Of course if you have a favorite unit, for secure it you have to book it in advance. We do encourage guests to book early to get the best house, especially around holydays and during the season.

Reservation Guidelines

It is the policy of Jerry Mueller Real Estate to issue a lease to occupy (1) to family groups only, or (2) to non-family groups wherein at least two guest are signing the lodging agreement are 25 years of age or older and will supervise and be responsible for members of the group that are under 25 years of age. A family group is defined as parents, grandparents, children and extended family members vacationing in one property. A non-family group is defined as unrelated adults, high school students, college students or any other group situation not meeting the age requirement stipulated herein. Should Jerry Mueller Real Estate, personnel ascertain a non-family group is occupying a property in violation of the age requirement, the group is subject to immediate termination of the lodging agreement with no refund. Jerry Mueller Real Estate reserves the right to refuse occupancy, cancel existing reservation, return money received and/or terminate occupancy without refund if the occupancy in our position, is detrimental to the property and its owner that we represent.

Reservations & Deposits

A 50% deposit plus applicable tax is due with the reservation. Deposits must be in the form of check or money order. Sorry we do not accept credit cards. Deposit is due within 10 days of making the reservation or immediately if reservation made after June 1st.

Damage Deposits

All properties are subject to a damage deposit of $300 (minimum). This amount is due with your balance prior to check in. The damage deposit covers items considered above and beyond normal wear and tear along with any excessive cleaning charges that may be incurred from our housekeeping.

Final Payment

The Balance of your rent is due by Jun.1 or immediately if reservation made after Jun. 1. We Do Not accept credit cards.

Checking - In

Checks in hours are between 3pm and 5pm. Please plan your arrival after 2pm. (Keys are not available before 3 pm). If you cannot check in before 5pm, Please call the office so we can make arrangements to give you access to the property.

Occupancy Limits

Occupancy is limited to the number of people on your reservation, including children.

Agency Relationship

Jerry Mueller Real Estate has an agency relationship with the owner of the properties in our rental program. Jerry Mueller Real Estate has been hired and paid by the owners for services rendered. In all negotiations regarding these properties, Jerry Mueller Real Estate will be representing the best interest of the owner.

Parking and Parking Permits

Certain areas and municipalities require permits for on-street parking. Boats, trailers, motor homes and campers are not permitted in most areas. Parking permits, where needed are available for one or two cars depending on how many the owner has provided. Jerry Mueller is not responsible for illegally parked vehicles. Parking is limited for all properties, please ask your agent for more information.

Messages

We will deliver messages only in case of emergency. "Call your office" is not an emergency message at the beach.

Pets

Pets are not permitted in any of the properties. There are several kennels in the area and your agent will be happy to provide you with information. Guest is subject to eviction without refund if pets are found on the premises.

Telephones

Most properties have telephones and the number is printed on your Rental Inventory. Telephones are for local calls only!

Televisions/Microwaves/VCRs

Televisions, VCRs, microwave, and DVD players are in the property as a courtesy of the owner. In the event of failure, repair or replacement is not guaranteed. Cable is basic service only.

Swimming Pools

Most pools are open from Memorial Day to Labor day, though some do not open until mid June. Days and hours of operation are at the discretion of each community.

Barbecues

Do not use outdoor grills on decks, porches, or near wooded areas. Please be sure you clean the grill after using it, so the next guest finds it ready for use.

What To Bring

Don't forget to bring bed linens, blankets, towels, wash clothes, soap and paper products. Linens, cribs, strollers and Highchairs may be rented. Contact your agent for more information.

Other Information

  • There will be a $35 fee added to the balance of your lease for any returned check.
  • There will be a fee of $75 for any parking permit and/or keys not returned upon check out.
  • Properties that parking permits are available for will be charged a $75 deposit due at the time of check in and will be refunded at check out when you return the permit. No exceptions to this rule.
  • Certain communities require tenants to pay a recreation fee for the use of their facilities. Price is subject to change without notice to guest.

Lock Out Charge

A $50 lock out charge after office hours. This fee is due at the time of the lock out.

Checking Out

Please check out promptly by 10 am so that the property may be readied for the next guest. We ask that all tenants recognize this policy. Late checkouts will be charged $100/hour. We ask that you leave the property neat and orderly, including:

  1. Remove all food and spills from the refrigerator.
  2. Clean and properly store all dishes and cooking utensils.
  3. Make all the beds.
  4. Leave furniture arranged as you found it.
  5. Remove all trash from the unit and place in designated outside containers.
  6. Check all drawers and closets for items that may be left behind. We cannot be responsible for items left behind.
  7. Close all windows and lock the doors when leaving, and return keys promptly to our office. Do not leave keys in the property.
Additional fees may be applied to your account if the above listed items have not been met.
